Wish there was a way to delete old applications and inquiries from prior lease terms, can only archive (or spam), so the communication volume is excessive. More importantly, the credit report piece is frustrating because I don't want to provide my social security number to be able to access somebody inquiring to rent my property! I never do the credit reports anymore because of that reason, and how the social security number is much too private!!

Zillow should either get it right, or allow the landlord to be able to request payments due. They have done neither, making the payment feature within this app. virtually useless. I have a new lessee that has completed their portion of the EFT verification. Zillow requested a payment for the first full month's rent. However, they still have a security deposit, pet fee, and the first month's rent which is prorated. The app won't allow me to send a request for this, phone support is a joke!

The app is pretty but a HUGE caveat is when a potential renter sends a message you get a notification and you do not receive a notification for future replies. So when I respond to a prospective tenant I have no idea if they have gotten back to me unless I constantly open the app and check for replies. This is a huge issue that would be very easy to fix and the app should be doing a push notification for EVERY message received, not just the first

Easy navigation, quick at a glance info. Wouldn't do everything i need to via the app (wouldnt look at or decide on applications), but great for quick checks or message replies. One MAIN thing I hope is improved is the messaging experience over all (in app and desktop site). Laggy messages (can't send a 2nd message too quickly after the first), buggy formatting (just being able to add a newline after a paragraph would be nice). This app would be a perfect use case for answering applicants.

THE VERY BEST EXPERIENCE FOR LANDLORD AND TENANTS. I can't possibly say enough good things. It's easy to use and the organization for everything is under one app. The application, background, credit, documents, leases, emails, amd more. Every detail is right there. Trying to organization 100 potential applicants is exhausting, and somehow Zillow made it easy. Had my property rented in a week. For the renter just as good. One low fee and they can apply for multiple properties.

All inbound leads have disappeared...after paying weekly!!??! where are all my rental inquiries? ever since I started paying $10 \ week, all of my leads have disappeared. I usually get 2 to 3 a day depending on my pricing. I have been using this app successfully for 5 years...what the hell is going on here? UPDATED : Tech Support was pretty responsive and tested to make sure the app was functioning as it should. My market has softened a little. Still clunky communication...3 *s for now.

Amazing service - the app is very glitchy. Deletes text, jumps around the page, etc. This it takes longer than necessary to make changes. I also wish I could have the other owners on my team access and edit listings. That said, the value this app provides is immense, and all landlords should be using this for listings, applications, leases, and monthly payments. Once it's set up, it works flawlessly.

As a homeowner, I have to say this app is severely lacking.... Using the rental manager is tedious and often confusing. For example, in will get a notification of a new message, with a hint or truncated snippet of the message however, when I click the notification, it takes me to my messages and does not indicate who sent the message. Not does it indicate any unread messages. Also, the Zillow application info is anemic at best... I appreciate that an applicant's Credit Score and Evictions history are displayed but NO ONE is filling out any information regarding their current and past employment, Savings accounts, ETC.... Everything shows as "Self Reported" and *IF* the applicant attaches files, they're often some screenshot of a check or something irrelevant. I use my own applications as I get SO much more info. Also, I have to "CLOSE" the app to get back to my Home screen.... And, before you ask... I have updated the App to the current version.

I'm so conflicted. This is a great way to list your property. However this app, and even the full web versions need some help. -Messages.. Everyone selects a time they would like to tour.. WHY? In a hot market I need to know more about the candidate first. Also managing messages can only be done 1 at a time. I've learned to do everything via email. -Applications.. Great to get credit and background check.. The only option in app is to accept?! No way to reduce the number of apps.

I listed my rental in zillow. My acct says i have it posted, but when i click on it , it goes to an error page. i have opened a trouble ticket, but no one has answered. customer service isn't very fast or good apparently. i have 7 rentals and thought this would be a great way to list, get applications and background checks. i guess not.

Horrible user interface. No way to hide or delete old applications. No way to filter or delete obsolete messages. Messages are not linked to applications so you have to switch back and forth. No search by name. No custom sorting. Unbelievably user unfriendly. Their web site is the same. I cannot see how anybody can find this app useful at all. UPDATED: I like the pre-canned response. Anything specific? Was not my review specific enough?

Good so far for finding high-quality applicants. The application doesn't provide a lot of information, so I am using my own with the credit/background check on Zillow. I plan to use the electronic lease on Zillow, but I haven't been able to see it yet, as you have to input all the information first. The messaging is easy but doesn't always update automatically without refresh. And it doesn't always notify you when there is a new message. It's pretty good overall, but could use some improvements.

Great for managing rental posts. I just wish they had a better method to manage tour dates with prospects. It's a hastle messaging prospects and updating my Google calendar simultaneously. At the very least it would be great if we could send tour dates and time with prospects to Google calendar. Also, it would be good to have a button to deny rental applications instead of only having a accept button. Yes I know i have an application waiting for me, but i cant remove the notification.

It's off to a good start, but far from complete. I've had several people email me saying they have requested showings, but non of them are showing up. I wanted to upload a virtual tour, but apparently that's in the ios format only 🙄 At least give me the option to add online, but the desktop version pushes you towards the app. The metrics are skewed. I don't have a way to ignore my ip address. If I share the link, it logs my view as a metric as well. Just very frustrating.

I like the responsiveness of the app.. but the application confirmation in a bit deceptive. If someone filled out an application and paid for the credit check and they inquire about your property Zillow makes it seem like the application was for your specific rental property but that is not the case. Other than that this is an incredible way to reach people and to do a background and credit check without you having to collect money that is incredible.

So frustrating that rental application credit scores and background checks will never load in the app. Always have to go to a desktop. When we get a lot of applications, it be nice to do a quick review to know if they are legit prospects or not without having to remember to go to a desktop later. Seems like a basic function that should work yet never does. Android 12 and latest app version.

Great idea, but difficult to use. -App buttons don't always respond. -I invite someone to apply and I don't see that the invitation has been sent. I log out and log back in and see that some how I sent multiple invitations. -Composing a reply to an inquiry, the only text visible is in a slim one line box. It's very difficult to edit. -I click on the email or phone number in the application of a prospective renter and I get an error message not a direct link to call, text, or email.

The way messages and applications appear in the app make no sense. They should just be chronological from the last correspondence, like email. I don't understand how things are ordered now and I frequently cannot find messages I'm looking for. The app doesn't have a send feedback option within the settings menu. I would be surprised if the issue is specific to me.

I would give this more stars but, there's one glaring issue that keeps getting in my way. Whenever I schedule someone for a tour, then I navigate back to my messages, I see "unexplained error" and the scheduled date does not appear tagged on the list tile it is supposed to. That makes it hard to know who I have scheduled at a glance. Then whenever I navigate to ANY conversation, I keep seeing "unexplained error" pop up. It's very annoying. To fix it, I have to delete and reschedule a few times.

It's very frustrating. The new messages after the initial contact are not visible if you just open the app- you have to open the conversation also. It's very easy to miss new inquiries. Watch your email carefully. It does email you also. The notification dot on the app does not always work either, even for new inquiries. It has great potential. I'm looking forward to trying it when it notifies me better.
